BRIEF
To transform an existing ground floor high street restaurant into a fully functional marketing suite including office space and full-scale mock up of a one-bedroom apartment complete with specified fixtures and fittings.

DETAILS
Having been selected through a competitive tender process, from our initial site visit, it was made clear that this space required careful planning to incorporate the needs of all concerned.

The developers required full-scale layout of a standard one-bedroom apartment, complete with all specified fixtures and fittings.

Marketing required integrated shelving to house printed materials, a flat screen monitor upon which to display promotional video and a large area dedicated to a 1.6 m2 3D scale model of the entire development.

The agents required a fully functional office, with file storage, task seating for 3 personnel, and communications package including telephone, printers, fax and Wi-Fi.

All parties desired a contemporary interior design and a high impact presence on a main Reading thoroughfare.

Having produced a measured survey, we set about space planning, and designing the various areas, ensuring efficient M&E for the office and adhering to DDA regulations to ensure ease of access to all public spaces.

Our on-site project manager oversaw the strip-out of the existing restaurant furniture and fittings and the commencement of the fit-out in collaboration with the developer’s site manager and contractors.

Once the structural changes, floorings, ceilings, windows and the first fix had been achieved, our design team moved in to decorate and furnish the various spaces, ensuring ergonomic solutions for the office space, a clearly designated lobby area for potential customers and a complete one bedroom show apartment including bathroom and fully functional kitchen, all conveying the corporate identity through judicial use of colour.

The project was completed on time and within budget and proved to be a tremendous success with the client achieving 100% sales of the first phase of their development.
